I’ll be graduating from a Masters program this spring and am planning to start investing in SFH or small multifamily once things settle down.

I have recently signed a lease for a tenant (D level tenant barely passed screening) that was using the Salvation army program to help pay for first months rent.

Once people go back to work and all those bill forgiveness programs are ended we will see who can still afford their home and who will NEED to sell. 

We learned everything we could from that course and from the year long coaching program and we started doing more deals with my buddy and on our own. 

Christian's personal finances are totally fine, more it's his boiler room call center employees that are probably getting cut left and right as the bread and butter non-prime programs get cut off.

Make sure to find someone that has a lot of knowledge on the housing/rental market, experience with the building codes, inspection/permit process and programs tenants will sometimes use.

I’m currently in grad school (physician assistant program) which requires we don’t work, the more I research, I really think the Nebraska market could be awesome for investing.
