First timer, not sure how to start out but wants to get into RE

Hey guys/gals,

First time posting here and not sure what the response will be. I’m currently in grad school (physician assistant program) which requires we don’t work, the more I research, I really think the Nebraska market could be awesome for investing. COL is low out here and there are some good deals (I think) near two of the universities in Omaha that I think could cash flow well as rentals for students. 

My problem is, I don’t know how to get into  this. I want to, I’ve always kind of wanted to, but have never made the leap. I moved out here before I taught myself things about RE and read books about it (ie. Brandon turners suggestions). Naively  I purchased a town house through a co-op here because the price was cheap (55,000) but unfortunately the more I’ve researched it, I’ve learned they won’t let me sublet or rent out the unit when I’m done here, So when I move I have to sell. 

I was wondering if it’s a good idea to roll the money from the sale into a down payment for a rental out here. Next question is, should I try to get something more turnkey for a first rental property or should I not shy away from something that might need a little love? 

Mostly I’m just looking for those with experience or maybe ideas on how they got their first property.
