Go to the title company or to your state's real estate commission's web site, get a contract and get out there and get a deal. 9 times out of 10 you are buying distressed property from people who don't care what the contract says anyway.

I am a little late to the party on this, but I think there are definitely strategies for web leads.I am a commercial broker and I have had some success with my site - some of which can be attributed to the fact that commercial is probably 10 years behind the technology curve and I am the only agent I know in my market with my own site.

The work-around was by having the project be web-based, you as the landlord could text the other parties from the same webpage, where the text would open to the videochat.
