Put a couple in the yard of the house you are currently fixing and on some busy street corners.

It's across the street from a busy gas station, on a busy road, in town, and surrounded by other small businesses then tons of residential property for miles. 

Nice tree line streets and neighborhoods with big lots and B class Properties for $60-70k and rents $850.

Appraisals with HUGE adjustments or adjustments that are hard to determine (a very busy street vs a culdesac, etc,  sometimes the appraiser will pick a subjective number that is hard to verify.
