I am looking at pulling the trigger on my first home purchase this week. 

@Francis Nasser A CPA can chime in on this one but as far as I know, an interest-free loan isn't illegal per se but it is highly likely to trigger an IRS auditHowever, you could include a certain $ amount as a part of the purchase price and record it on paper as prepaid interest which could potentially circumvent this issue E.g, a seller is carrying $100,000 for a property with a 2% interest on 30 year am and a 5 year balloon (=10%).

Depending on your lease agreement, you can lock in this cashflow for the next few years like we have.So basically, if we are comparing return percentage, this is a much much higher return.

One more tip – people remember stories that trigger their emotions.

So my money will be locked up in this property for a while. 

Mine are in a park and I've never had one vandalized or stolen.You can buy hitch locks that will prevent theft.

I could pay off the note in the primary term and sit on huge cash flow after that.Per the broker, the licensing and zoning are so hard to get that the tenant is more or less locked in place.

We will find out tomorrow.Other then that I give people the combo to the lock box and tell them to walk through and call me if they like it or have any questions/concerns.

If I don't get a phone call for the lock box combo (who doesn't want to see the inside once they get there??)
