Personally, I am willing to trade cap rate for equity, meaning I would rather own the asset and have a lower cap rate than have no equity but a higher return (which is lending).    

If you look at the books this time of year is the slow season in most states where it is winter now.Even if not peak season is summer.Businesses trade at 2 times multiple.

A passive activity generally is any activity involving the conduct of any trade or business in which you do not materially participate and any rental activity.

In general, NY was trading for 45% of FMV (commonly documented by a BPO) lately that has pushed up to around 55%.
