Another idea besides DSCR which is the obvious best overview option for you ( though will be more expensive then traditional financing ) is partnering up with someone with a solid W2 job who can get financing.

My father recently offered me a car and I was ecstatic about the idea. 

You can save in time and have a better idea on schedule, but you still have to have site and foundation work done and at end of the day, its not a huge savings, just convenience.

But hear me, i appreciate your concern for the idea of wholesalers tying up properties that they can't close on.
