Hi Guys,I have a guy who wants to sell me a sweet house FSBO and wants me to draw up the contract.

I had plans of developing a RV park in Southern California wine country but I found out today that will cost half a million and that will be all that we have to invest so I am going to play it safer and flip for a while build more Capitol.

If this doesn't make sense I'll blame it tonight's excess wine.

Typically those neighborhoods are almost entirely owner occupied & the price to rent ratio is just not there from an investing standpoint.B class is a nice sweet spot.

@Joshua D. first let me start by saying that if there is an investment strategy that is successful for you than trading your sweet spot for speculation isn't always the best strategy.

When I was setting the house up for rent, I got a lot of stuff at Costco- pillows, sheets and towels, snacks and wine for the welcome basket, paper goods, cleaning supplies, etc.

Any appreciation you gain is just icing on the cake and that rate of return is pretty sweet.
