The only thing I can think of for me not to go down to all these houses are to hire a college student to drive to a house and take pictures of the outside/inside of the place.Anything would appreciated.

Luckily there is no law pertaining to length of lease.When I'm in doubt with a new tenant I go for the month-to-month lease.Except for college students where I get the good ol' Parental Guarantee!

In the case of student housing, typically, the non-occupying co-borrower is the parent of the child and the student needn't have much income (or any).

Now he is sitting on a lot of cash and I asked if he would be interested in carrying the first trust deed on this house and I would use the money to pay off several small loans that I have (ie. student loans, credit cards, etc....)

I don't know North Haven but around Grand Rapids you can have one block that is horrible and the next block is college students and FHA buyers....
