Even the ones that I use on the investing/ lending side sometimes struggle with the wholesale transactions so you have to really work with them to get the HUD right.  

I have some deals under contract, but I'm struggling to get anyone that I have contacted in the past to respond. 

I guess I'm wondering about others people's success/struggles with learning a new market and any advise you might have.

Recently a struggling Landlord reached out to Holton Wise because he's having issues handling the tenants at his four apartment buildings in Cleveland, Ohio. 

Assuming, this is the ONLY real estate investment you will ever make, you could very well go through 15 years with not a single terrible renter, and maybe a couple that simply struggle with making payments on time, and one that had to be evicted (wouldn't be that bad at all if that's all that happens in 15 years on a 4plex).SCREENING prevents tons of problems, and a huge sign of an inexperienced amateur landlord is one that has found themselves in a big pickle because they neglected to screen their potential tenants properly.That's about it.

Our PM has very reasonable rates and fills vacancies as fast as we do, but we also struggle with being slow to take action when the payments don't come in.  

Yard upkeep is definitely my biggest struggle. 

Where I will  struggle is how I should pick someone.

What I'm struggling with is converting leads.I've attached a screenshot of an email I received in response to one of my letters.

My wife and I have struggled since February to find a move-in ready property for our primary residence, and have been renting a house since we moved to Louisville in Jan 16.
