Get wifi.Either find a central location or next to an attraction- lake, hiking path, bike path, etc.You know how people have RV parks. 

Also my local urban market has a lot of potential for upside given it is a major transportation hub with direct access to NYC in less then 20 min via train or path train, there are major universities in the downtown, NHL team, and is the main location for Prudential, who is actively investing in building more office towers in the 'hood'.

I learned to deal with tenants, maintenance issues, Heck I even got into the career path of property management.

There is a new inspector-- the old inspection process was fairly straightforward and made allowances for the fact that these are 100+ year old houses.

Hanberry that is exactly how I got started and would recommend that path.

Anything that isn't straight forward I'm always hesitant about.  

Tenant moved a heavy piece of drawer and the path that it was dragged in has a huge  line which shows the damage.

Evaluating 1 - 4 unit properties is pretty straightforward.
