I've taken an online course already and have a general basis of knowledge on how to wholesale but there's obviously still a lot to learn that comes with experience. 

Take it as a life lesson and move on with the knowledge you have. 

I've been told to have my wife claim REPS but she's a stay at home mom and not involved in our real estate activities at all so that doesn't really seem feasible. 

I'd love to chat and swap some knowledge about what we're finding out there in the Midwest real estate world.

If you have tenants that stay a long time, this vacancy calculation won't really matter too much. 

There are very few expats who stay.  

I would submit market knowledge and easy of access outweigh the advantages of investing in the “best” market. 

Problem is you have a whole system in place and knowledgeable on the processes.

If you need any help I can surely try but I personally would stay away from prefab as an investment option.

Staying active in the group keeps me up to date on the market, and I see how much more aggressive other groups are being, relatively speaking (e.g. rent growth too optimistic, exit CAP rate too low).
