Is there a software I can buy, or do I simply use Excel's payment functions, and then get the seller to sign off on a statement each year (I know they should be the ones sending me a statement but they're very unsophisticated).We would probably close on the 44 separate properties in 4 batches of 11 properties.

Kinda funny Brian, but you know, there is no law against having two sets of books so to speak, the kicker comes in is what you use them for.There is nothing wrong with having your "inhouse books" being marked at market and doing you own analysis and financial statements from that point of view.

Something doesn't jive.It sounds like they haven't negotiated the price on the wholesalers side yet.They found you to pay XX and now they are trying to get under contract for YY.Not involved in the transaction but all the statements don't add up well.
