Should I shoot to make my next transaction bigger?

Just for clarity... in my state (WV) any activity where I sell someone else's house could potentially be considered a professional real estate transaction requiring a Realtor license. 

We’ve had two applicants now that said they’d sign a lease for $100 less a month.

Agents are forced to lie, cheat, steal and claw their way to get listings and close transactions, just to survive at the firm.

I have "we buy houses" on my car, cards, signs, adds, hats, pens, and website.

I went forward and signed a contract with a buyer through bank financing.

We had a buyer sign a contract with a non refundable EMD.

Lastly, have them sign a mini-lease with these details.

Something you may want to try is contacting some local wholesalers buy calling the number on bandit signs or "As-Is / Cash Only" postings on Craigslist and explain what you are looking for and ask to be added to their buyer's list.
