We have no intentions of selling them as they are paid for and in a good location.

All the "deals" are awful, but that's one of the selling points of the software is that it helps to oversell houses. 

Grab value while they are low and sell in a few years. 

My realtor told me and the seller the utilities have to stay on their name to avoid the due on sell clause, is this true?

That line "the money will follow the deal" is a great line used in classes to sell.  

@Paul Sassin Unfortunately, in Metro Detroit, for all cities but the City of Detroit, water bills are tied to the property, not the tenant.So, letting the water bill go to the property and trusting the tenant to pay it doesn't work - as you've found out.Many of the cities won't even turn water off for nonpayment:(Then if owner doesn't pay the past due water, the city sells the bill to the county (+ penalties & interest) and the county puts it on the property taxes.PM us and we can tell you a MUCH better way to handle water bills:)

I have two other homes; however, I sold one and when I finish the other I will sell it so that I can clear out my personal debt.

The owner ended up selling it as-is because of the long process.
