You can post there and it won't show up in the search engines and this would be a good place to post if you want it to be hidden from public view. 

It's also a reason I don't want to inherit any tenants - I want my own tenants, screened by me, signing my lease, under my terms. 

For office I would be wanting a 9 to 10 cap or higher at this point in the cycle. 7 to 8's for that product is overpriced at this time in my view unless rents are at about half of current market.

Many of the notes I've bought have been LCs, so I view that as a benefit.

I know this is way old but I'd also recommend Google Voice, worked great for screening tenants and I had it associated w/ a work email I created w/ gmail.

This answer typically stems from a view point of how good of a deal did you purchase, but what I am looking more for is what do you think is the most hands off, but best performing assets in your real estate portfolio.The apartment units I do have perform well, but I would consider them very high on the maintenance list and constant interaction with renters.  

You're looking at one deal, you need to be looking at 100 and screening out 90 on the phone. 90% of the sellers out there are not your seller and they're not in a motivated frame of mind that is going to provide you with an opportunity by buying at a low price.

When we make a mobile web site, we essentially take the web site you see on a computer and squeeze it into a smaller screen, so we are again bound by rules and design precedent that we've established (for ourselves) on the "full" web site.
