FNAM is also 30 year fixed, so stable payments (other than taxes & insurance).You mentioned 15 or 30 year mortgage.We always recommend 30 year because:1) Better cashflow which allows faster portfolio growth2) Lower debt payments, so you have flexibility to ride out any difficult financial times (you can always pay more to payoff in 15 years).

I'm not sure if I should just ride it out Or get her out.

Our home is a 10 minute bus or uber ride from our airport and walking distance to several restaurants, a nail salon, a gym, and a convenience store; it's also newly remodeled and has two common spaces and 2.5 bathrooms.  

One word of caution is as an investor that having a 0 down payment home means for a while you have no equity that you can tap for anything that comes up so it’s even more import that you have good capital reserves to ride any tougher periods.  

But I am really looking forward to the ride, and have been really enjoying these forums lately (I have set a new goal to daily provide 1-hour MIN to scrolling through and chatting up the people... which has turned into much more than one...

@Michael Bender, The MF market has seen a crazy ride for quite a while. 

If every decision you make is based on the fear of "what if", then being a LL is going to be a really rough ride for you.

For SFR I strongly suggest going RCV, the ACV is just never worth the tiny discount given history of hail in MN.
