Not just because I wanted to wholesale, but also because of all the restrictions on marketing and the general lack of support from brokers for a real estate investors.

ADA may also require access changes for the commercial space. 

I don't know how restrictive your agreement is with your broker.

I personally love Montana and have a lot of family friends who have moved up to the Kalispell/ Flathead Lake area but I don't think she would like how long, cold and grey the winters are haha.Also, I have to consider schools and access to sports etc for my boys since playing sports on top competitive teams was something I thoroughly enjoyed growing up. 

Tax is accessed based on sale value.

The income is solid despite restrictions but the expenses are high and varied so i am struggling to understand a true cash flow and ROI. 

I think that the HELOC may be a great option as it would give me access to cash and the income from renting.Thanks
