Tax Appraisal Question

My business partner and I are looking at a small multifamily property that is listed as a four-plex and a three-plex. When we are looking at the county appraiser's website it has both listed as "duplex/4plex", my question is: is that a placeholder for any property that is more than a SFR but less than a commercial 5+ unit or should I be wary that this may be misrepresented and/or used to be two four-plexes and could affect future taxes.
