In summary, the threat of eventual foreclosure for the landlord is a much bigger consequence than the eventual eviction for the tenant, which may simply just turn into a quick move-out when forced to (maybe simply with the loss of a security deposit).

This should make things easier on you when the eviction moratoriums are gone.Just not sure there's anything you can do to get them out right now besides cash for keys, but even then I doubt they'll take it since they know they have a potentially free & no consequence living arrangement for the foreseeable future.

(And maaaayybe if the higher-ups approved it, they'd only skip one month and/or defer instead of abate if a new tenant signed on before then - but they made it sound like a very long shot).Anyway, I too have a bad taste about how they sprung this all of a sudden, and not really cool about them just skipping rent without any consequence - especially as no one else I owe (mortgage, property tax, etc) is willing to forgive my payments, so I don't see why they should get special consideration.

I ended up going with reputable credit union in area vs. bank which cu didn't have lowest advertised rate.
