They now require a 10% payment immediately that can be paid by check (I believe) and must have a purchaser's bond for 90% + interest of the remaining bid.

Send a demand letter via certified mail giving the PM (and their broker if applicable) 10 days to provide a copy of the lease, proper accounting for the $$ and any deposit/funds remaining

It was a little difficult determining over the phone how "motivated" he was so I'll surely figure that out when we meet in person.The owner says there aren't a ton of repairs.

Since I make my money daily, I budget weekly and sometimes would get too motivated and pay certain debts off that week just so a zero balance faster and then go to low funds in the checking and have to scramble to make my income again to make the next regular bills do.
