Seeking some advice and tips on how to continue in the right direction, looking to continue buying real estate in Baltimore I just recently moved into a newly renovated single family row home but already thinking about the next opportunity out there.

If something happens will cost me a fraction of what will cost someone else because I have 3 crews working all the times on my rehabs in ths same town.

My good friend has already had a lot of success in real estate and is an ultra high income earner.

I think when people talk about putting title of a real estate to an entity like LLC or C Corp etc, they may not realize that it is important to point out that this strategy works only when you own the property "free and clear".

I am curious about any potential barriers to look out for- timing, access/cost supplies, labor force?

Without crunching real numbers, my napkin math is probably close to 20% avg annual return.  

I know 2 of them personally.I've also been looking for meet ups around real estate investing here in Michigan and also noticed a lack of networking opportunities as well.
