Investing in HUD homes can be quite lucrative for wholesaling as well, I love them because unlike most homes that I bid on I dont need to do a cash, 2 week close to get the price rock bottom, HUD doesnt care.

Simms,what you're running into is quite possibly what one lender requires.like MikeOH said, there are many ways to finance the purchase of real estate.different lenders have different standards.basically though, many will follow the Fannie Mae way of loaning money - in order to be in compliance with them so that they can turn around and sell the notes, hold them or do whatever they want with them.
