Our tech scene may not yet truly rival that of the Bay Area, but the California markets are quickly pricing themselves out of some promising young talent - talent that has started looking east for lower overheads and a more dynamic, inclusive, culture.

Do you know what rents would be like if they left - and how quickly/easily you could lease it back up?

Otherwise if the tenant finds things after move-in that we know are not caused by them we just put them on a running list and work through them as quickly as we can.

Cost of steel and labor are up for developers.Unless the land is dirt cheap then do not look for a quick sale.

You can very quickly lose months or years of cash flow after a big theft or any number of issues that may arise with this class of property.
