However, if the home needs a lot of work, it will not qualify for FHA or conventional financing, and 203k will be the best option.

Are your teachers really qualified to teach you by education, knowledge and experience or are you dazzled by their claims of having made millions just flipping old houses?

Now ive been just soaking up as much information as possible and i decided to post here not only to network but for some advice.As i was doing my research i found out about the va loan which i do qualify for now heres my dilemma should i get preapproved before i go out and try to find a property or do i find the property first?

I am like you and surprised at the level of delinquencies and poor credit score ratings that I am finding out about.As for your town, WOW, you mention 75% of the residents in your town don't qualify for loans and remain renters without the ability to purchase a home.I am not having to deal with that here, but was curious about what a 510 number meant.  

The only advice that I qualify to give now is to learn a lot through reading but also actually participating in the market.

Seek the services of a qualified attorney, especially if you are new to landlording.

Also I would get pre-approved for the loan to see how much you qualify for because there are two different kinds of 203k's & they each have their own rules.
