I need some help evaluating how my current primary residence would fare as a rental property - demand in my location, what type of renters I could attract, what type of rent could command. If viable, could then benefit from a strong lease template, and advice on some special stips I may want to include (for a potential renter I have in mind)...and finally, may want to engage my new mentor (or someone else) as Property Manager. Backstory: Getting divorced, and neither one of us are likely to qualify to refi on our own own. Will list property for sale residentially (but likely to lose money) and commercially (which of course has long lag time). Anyone interested in evaluating the property as a buyer, of course would love to talk to you too!
