We would house-hack and use one of the units as our home base (since during travel therapy you have to have a permanent residence to return to for tax purposes) and rent out the remaining units to pay for the other expenses.

Could not find the current code right now:The code, in Section 13-196-490 providing rules for sleeping rooms in residential buildings, goes on to say: In every family unit and every rooming unit, every room occupied for sleeping purposes by one occupant shall contain at least 70 square feet of floor area, or if of original configuration need only comply with the regulations in effect at the time of its construction.

For tax purposes, having an LLC or not does not make a difference as you will be able to deduct the same exact expenses in either case.

When you visit builder agent they are asking now, is this for Primary resident or investment.... there is mortgage process required disclosure and HOA rules stop buyer to lease for some specific time period. so we need to inform our purpose.
