If you are just purely sub-leasing it for the rest of your lease term, then in theory the new tenant will pay you and then you would continue to pay the property manager your current rate.

@Gabriel MansonWell that's what we did, but we didn't even know what a BRRRR deal was at the time it was purely by accident and we had LOTS of pitfalls.I would not recommend taking that one by yourself on your first deal.

As we have gotten more successful we have been able to buy pure rentals with my income (we are duel income but live off one) and the profits from our house.
