Granted there are very few pure plays either way; investments with no work or jobs with no investment but by primarily putting your money instead of yourself up for work you free your time up for other things.

Pure BS.  

If you are just purely sub-leasing it for the rest of your lease term, then in theory the new tenant will pay you and then you would continue to pay the property manager your current rate.  

I am looking for a 2-4 unit in the Hershey/Hummelstown, PA area to house hack or have as a pure investment property.

@Gabriel MansonWell that's what we did, but we didn't even know what a BRRRR deal was at the time it was purely by accident and we had LOTS of pitfalls.I would not recommend taking that one by yourself on your first deal. 

As we have gotten more successful we have been able to buy pure rentals with my income (we are duel income but live off one) and the profits from our house.

@Syed Shah for rental property I like the common area walls to be painted "pure white" from Sherwin Williams and bedroom walls "colonnade gray." 

Seriously, I've had such a hard time getting financed (with NO money in bank) that the idea of having something to show mr. whale down @ Hand-in-your-pocket national bank and loan, just makes me jump for pure joy.

The pure pain of the first couple would be done for.

i am doing a 3/2 now in what some would consider a war zone but I've known the block for almost 15 years and it's solid....venture 1/4 mile in any direction and it's pure war zone.
