Your loan file probably fell behind the copier against the wall and they lost it :(Won't admit it and gave you a line about owning so many properties.....hog wash, all the underwriting information needed is in your tax returns and credit file, you don't investigate each property or each loan.

Other negative economic trends I'm seeing:10 Year Treasury rate slipped to 1.99% today which is very bearish. 30 year fixed rate mortgage fell to 3.75% yesterday and will fall again today due to the above.Oil prices continue to decline.

It most likely would have to be a property that you could do some sort of value add or some screaming deal that fell through the cracks and the more seasoned investors just missed it.If by being done "correctly" you mean the person placed a down payment on the property you will get your cash flow, but it will never work out the same as the benefit you received while you lived there, unless you adjusted your numbers to reflect a rented unit to begin with.

I don't blame you because a smart person told you to do it that way, but what you fell into was the DEEP DARK HOLE of trying to negotiate price over the phone with someone with whom you have established ZERO rapport & you have not seen the property so you could be a mile off anyway.
