I have lived in my home for 10 years, now i am planning to move to bigger home and rent the present one.I understand that if I sell the home within the next 3 years, there will no be no capital gains tax, I made a profit of 200k.if i rent my home for 3k/month, I get 36k per year, my deductions will be : depreciation of 10k, mortgage interest of 10k and property tax of 10kso I am getting a net profit of 6k/year and other reductions in my gross income. how is this a good deal?

@Don Antoncich  its not the presentation of the sellers reps or anything like that .. anyone can make any product sound great.what your dealing with is an asset that most anyone with any experience would not touch.

We have standardized on these colors as it makes turnover much easier and cheaper, and we always have this paint in stock.If a good tenant asks about changing the color, we tell them: 1) you can, but if the job isn't 100% professional, we will have to charge you to fix it at move-out time, 2) you must use one of these 2 specific colors (they have one of them already)...a few people have followed through, most people drop it when presented with those options.
