Even though we are super efficient in long distance management I find that we still pay a premium.

The ground partner brings knowledge, experience & sweat equity.If the ground partner has to rely on the money guy's knowledge & experience I do not see much if any value from that ground partner.I wood recommend that newbie's just getting started save up their own capital to do a few deals and gain some traction or work for a more experienced investor.

You may want to seek a buyer who shares the vision you have and would at least pay a premium for the properties as is.

Same for wood or other baseboard - glue?  

From what I hear, many homeowners simply avoid putting in claims as it results in a big increase in their premium and unless there is a loss of a sizable nature, they just eat the costsThanks

Will I still get the same bounce from wood floors if the kitchen itself is kind of shabby?
