I am open to any advice on the steps I should take to have a plan of action.

Realtors are licensed and background checked and you also have to pay for monthly access for the Supraboxes...so again to buy 1-2-3 houses a year, probably not worth the headache and expense.How many houses do you plan to buy?   

Selling the property isn't part of my plan, as I intend to perform a 1031 exchange for a mountain home in the West closer to my retirement, which is still 8 years away.I would greatly appreciate your insights and advice on how to navigate this situation.

Have a long talk with your father and make sure you can both agree on a plan of action.

Most people that use bonus depreciation don't ever plan on selling. 

We plan to rent this out in the next month.

I'm just finishing a flip in Crestview with plans of getting two more soon. 

Now we are in pruning stage - trimming off the ones that are further away or cause us the most headaches, and adding those that meet our long term goals better.A very wise person told us early on that if we wanted 50 properties, we should plan to buy 100, and sell half to pay off the remaining assets. 

I do plan on being a respectful and responsive landlord who does not plan on taking advantage of tenants. 

This property is in a great area for me in North Arlington (great schools, stones throw away from a huge community park, and close to I30), and the plan is to live in it for a year or so before renting it out (I’m sure I’ll be picking your brains when the time comes!).
