Here again, it's normally country banks sitting on a lot of money that they don't need right away.Looks like the common thread here is looking for folks selling that don't need the money, or banks with too much money laying around, they are happy taking a piece of paper from you, i.e. the mortgage note.

I have seen, personally, some national marketing companies calling themselves Turnkey (they don't own the props themselves, they just advertise props owned by other companies around the country, red flag!)

Some areas of the country just don't have it have really never had it ( at least to any appreciable measure) and will never have it.But other areas of the country its made hundreds of thousands of RE owners very wealthy.

Always do the numbers to make sure you have a good deal and try to look at the property before you make an offer or at least have a clause that will allow you some time (usually 15 days) and possibly back out of the deal without penalizing you a bunch of money.I am 59 years old and dont know anything about your part of he country but I found BP about 8 months ago and I am still trying to decide what to do while I am recovering from a stroke.
