If going syndication route anything less than $1-$2M in raise would not make it feasible due to ongoing costs

Risk/effort vs reward analysis on an ongoing basis. 

Once you settle on this, its permanent, if you overlook something it can be a huge construction headache or an ongoing tenant issue. 

As owners obviously we are upset that this tenant was inconveninced and had to continue to deal with the ongoing toilet issues and maintenance coming out.
