Expect a reposition project to take 2 years, not for a positive cash flow but changing the neighborhood’s perception of the place, this doesn’t happen overnight.I normally look at a project in 3 main areas:1.Management2.Building upgrade’s, repairs and landscaping3.Reposition tenant baseYour tenant base is very important, this will be the people that don’t want to move and that tell their friends what a nice place they live in (free advertising).

Baltimore continues its work in rehabilitating our underground sewer infrastructure as required by a federal/state Consent Decree.Wastewater projects include regulatory driven Enhanced Nutrient Removal at the Back River and Patapsco Wastewater Treatment Plants, numerous upgrades at Back River, and the Back River Headworks project that will allow us to eliminate more than 80 percent of the sewage overflow volume.Adoption of the new rates and rate structure would enable the Baltimore City Department of Public Works to continue moving forward on these many vital projects.

There might be the ability to use RUBS to split those costs out, but I haven't seen the mechanicals on the properties yet.I have a great relationship with a Banker here in St Louis, so I figure the loan probably won't be a problem although I'm not sure whether they will want a sponsor for something the size of these complexes or not.My partner has friends that he thinks will want to invest, and I have access to other investors through numerous REIA's and other networking contacts I have made over the last couple of years so I feel like getting the downpayment will be fairly straightforward.My question for this forum is this:I feel very confident evaluating duplexes/4 plexes.
