Late filing or late paying penalties and interest will not be charged and no extension filing is required for the 90 day extension period.Though tax season has been extended I would highly encourage all businesses and individuals to have their returns complete by the normal due date.

As far as repairs, I would delay if not necessary for safety or normal operation of the property.I would advise against calling the police or a locksmith.

Serious issues are working against us just snapping back to normal.

I normally have my clients analyze the deals to make sure they will cash flow once the client moves out. 

I evaluated this deal with a normal 3 weeks ago,  and it had good cashflow out of inventory available in market in my range.

If the issues are not life/safety type problems, you can tell them to bug off, and normally don't have even return their deposit or rent.
