IMO, there are two distinct advantages to REI: 1) it's a local market, meaning situations vary from town to town depending on many variables that are not simple to quantify using 'national averages'; and 2) it's an inefficient market, unlike, say, the stock market.The economics of the pond I swim in are driven by a growing university system and a growing regional medical center.

You would only have to evict for non-payment but in a owner finance situation you would have to go through foreclosure preceedings which could take a few months.

I believe the interest rate was 7%, which isn't a lot more than a residental lease for a non-owner occupied property.

Keeping the property, has me kinda close in my debt to income ratio (well on paper at least not in reality but that's a whole other story), and with the storm coming that is probably not were I want to be.The only rush we have is the fact that we have a newborn coming, and no nursury, but the reality is that the baby is gonna be in mothers arms non stop for the next 6 months, I spent the first year with our firstborn sleeping on the couch!
