So I save my own personal expertise for either the little things that will nickel and dime you to death - a loose outlet, a bad switch, a bad light fixture, a dripping drain line under a sink, etc - or for the things I actually like doing - woodwork, for example - or for the initial rehab work that doesn't require one to work around tenants or their belongings.

Hard to stain, and if there are stains, they can be lightly sanded to remove the stain (plumbers got PVC primer on one tub during construction that has to be sanded out).
