After much back and forth seller agreed to pay about 1/2 of a normal commish.. now she would have done it for free if she had to again based on the  relationship and how well she does in the industry but you can see how this will affect agents that really really need those commission to live and or stay in the industry..

I guess because I’d need to look at different houses with clients it would be a hassle to them.

While we lean heavily on the pro's  for repairs and estimates it makes it much easier when we know the typical issues and concerns on the plumbing, roof, electrical etc sides of a property. 

@Alexandra Reeves if you are asking how to make your current, primary home into an investment property...you don't need any financing for that.

I am about to buy a house under owner financing in virginia in the norfolk area and need some advice on how to proceed.

I'm looking for an architect and a general contractor (not sure if I need more).

The problem Im facing is that my job doesn't pay much.
