It seems to me you could work somewhere easy and fun part-time that was flexible (bar tend, coffee guy, whatever) make 2 or 3k a month (after a year or so off) and still have all your rental income and many respectable ladies out there would think you were a catch! 

Update - got a second offer before realtor lady got the sign in the yard.

I have rented to this lady in the past and she is a good renter.

We completely remodeled the entire first floor and bathrooms with a custom farmhouse modern style.

This company, TKW, is doing several architecturally interesting & strikingly modern new residential projects in the Fountain Square neighborhood of Indianapolis.  

You will also want to provide some modern conveniences such as cable/dish TV, wi-fi, and perhaps a few large tables (for crews to study, update their manuals, lay out their charts, whatever).

I also only hired Subcontractors that were also similar in their approach.I was asked to bid a project for a lady who knew me through her neighbor, to do a master bedroom/master bath remodel.

Units are going to be completely redone, with modern appliances and all of that. 

Very trendy with a warm modern stye, all tile floors throughout entire house, solid wood cabinets with soft close, quartz countertops, stainless steel appliances, walk in shower with rain head fixture, double vanity master bath, walk in closet.
