I certainly see the benefits to the brrrr approach but with no experience I sometimes believe I should take a traditional approach to minimize risk and learn the ins and outs of purchasing, maintaining, and managing a rental home. 

Even if it does, the increase should be minimal and probably still worth it. 

You have to be very careful with these brokerages because they may offer minimal tools and resources for you to succeed as a new agent.

The cost is worth it if you delay the future vacancy, which is the real killer of rental property profit.

The contractor I used delayed the projected by over 8 months from the agreed deadline.

Mason is right I have done the exact same thing and was able to raise section 8 rents on 2 units from 850 and 950 to 1075 on both with a phone call to the local housing authority office and with minimal increase to the tenant's portion of rent

This might feel like you've been denied a lot at this time...just try to think about it like it's a delay.
