I saw in another forum post the way to handle this situation if the other owner(s) won't agree on how to proceed with the property would be to file a partition action or partition lawsuit.However, my question is if the normal liens that would be wiped out in a County tax auction (deed of trust, mechanics liens, etc) would be wiped out in this situation since only 50% is being auctioned?

My month to month lease states: "Failure to pay rent by the 10th may result in immediate termination of this lease and eviction proceedings".Any advice would be appreciated.
