Its been a nice producer for me, but Ive luckily avoided any major repairs (like a new roof or HVAC failure). 

Hey all, I've been in the real estate game for a good many years, and I will say I've learned more from my failures than my successes. 

There really can't be any exceptions or you're setting yourself up for failure. 

I’m a mechanical designer in the oil and gas industry but I like most, don’t want to be in the rat race forever.

I saw in another forum post the way to handle this situation if the other owner(s) won't agree on how to proceed with the property would be to file a partition action or partition lawsuit.However, my question is if the normal liens that would be wiped out in a County tax auction (deed of trust, mechanics liens, etc) would be wiped out in this situation since only 50% is being auctioned?  

My month to month lease states: "Failure to pay rent by the 10th may result in immediate termination of this lease and eviction proceedings".Any advice would be appreciated.
