I believe with the yield available from purchasing performing notes generally being below our target, and with the risk and pricing too high for most non performing offered, and so many hard money lenders originating in single digit interest rates, that we needed to get creative to invest our money for our portfolio to yield our targeted return, without increasing our risk.Yup some of my best deals are as lender with a participation component..

Maybe.Finally the 6 grand left covers the property tax and insurance with the first month rent or deposit and any other costs without a real estate agent taking more money as ill be the main guy making sure the proper paperwork gets done along with title insurance and the like, then we move in.

Good markets will have lenders that will mainly underwrite the property and not your personal cash flow.You will always hit a limit on SFHs unless you find a niche bank/lender, pay out the *** or you get large portfolio together that a lender will make an exception for.
