Even for US Citizens, many US banks won't do loans with investors from out of the state (they want local tie).  

If not, an easy way to find one would be to look up people who recently bought houses in cash, or search for those firms online if there are any locally.

It's the next stage, after your cut your teeth in your local area.Generally, less talk and getting ready (which are both fun but do not pay bills) and more rolling up your sleeves and doing the work.

As for charging extra rent, check with state local landlord tenant laws as could be violating fair housing if charging more just because more members in family.

Engage in social networking with other investors, both locally and virtually, and investigate innovative funding alternatives such as VA loans, FHA loans, or other government-supported schemes.

The seller (also a local agent that sold his home himself) disclosed there was a roof leak and was fixed in July 2023.

In general if sellers are looking for a larger down payment we try to introduce them to local credit unions or lenders that can utilize compensating factors for qualifying on more favorable long term financing solutions. 

Managing it yourself - You or your team collect the rent, deal with local contractors for repairs, in essence hands on 2.
