That being said I have made it a daily routine to listen to the podcast and learn having a average of 10k-12k per deal and getting it closed fast instead of waiting for that one good deal (that would take months to find) would be beneficial. 

It was about this time I started listening to bigger pockets, as well as some of the other well known real estate podcast.

Attend a few BP webinars and listen to some of the podcast episodes that look interesting. 

I have read David Greens BRRRR strategy book and Rental Property Investing by Brandon Turner and have listened to BP podcast tremendously.

I have been reading  and listening to some more podcasts and the theme of the current environment seems to be: 1) tightest market in decades, 2) extremely low likelihood of finding good deal on MLS and 3) must find off-market deals.My question to the community, especially any sellers, what is the benefit of selling off-market?

Hello all,I am still new to this but have about 3-4 months of reading books (Rich Dad Poor Dad, 10 Commandments for real estate investors) listening to the BP podcast, and been looking around the Maryland market, so with that said, anyone have any advice for a good private money lender or hard money lender in the Southern Maryland Area. 

Also have started listening to podcasts about long distance investing to keep most options for now before I try focusing only on one option and missing out on deals

I've only been reading and listening to BP for a year or so, any advice would be great.
