He let someone he trusted move in next door without a lease as that person does work around the property for him, and that person let someone else come in and had a quickly broken relationship with second person, and that second person let a third person come in with a new relationship with second person.

@Amy Kendall We have mainly done lease-purchase and owner finance, but the numbers on STRs definitely caught my attention, so we're exploring that now.We like Cobb for the low taxes, but we're invested in Gwinnett, Fulton, DeKalb, and other Metro Atlanta counties as well.

That's to protect the investment and ensure one random event doesn't implode the whole deal.Then I look to do lower cost (to me) but high effect (to a tenant) items, paint, flooring, appliances, new gravel on a driveway...A few years into it, even if values in that neighborhood have also grown by then I should have a house above the mean rather than below.

One of the tenants is a problem tenant, and on on government assistance. recently she got in an altercation with one of the other tenants causing them to break their lease and moved out.
