This works OK for relatively static and simple investments like a private placement or crowdfund, but can become rather cumbersome and expensive with a more time sensitive and transaction intensive asset such as a rental property.

I would recommend to stress test whatever property's you come across veeery well.

That said, what out for the regulations.There is a 4 step test for figuring out if you are offering a security (requiring SEC and/or state registration).

Some will be major and really test your commitment.

This has worked well so far, but nothing is perfect.As for the cleaning crew, do a test.

We focus more on making sure the property cashflows and we stress test it.

I recently inherited a tenant in a property I purchased and he tested us the first month.

Unfortunately right now, that is theoretical since Texas series LLCs have not been tested in court yet.

I'm in the process of testing a different post card focusing on terms deals.  

A good option might be to test some different letter styles and content and see what people are responding better to.
