Looks like institutions or individuals are moving away from lien investing as overall interest rates are going up on other investments - but the overall winning tax lien rates this year went down to 4.52%.I eliminated the "Struck to County" liens which are the liens nobody bid on and are now held by the county.

You should be able to easily separate the plumbing at some point in th system to isolate units and install flow meters to measure individual usage.

You don't need inspections or appraisals with cash... and there's no chance of the loan falling through for something on the buyers side.When you start going the condo route, in addition to what you said owner occupancy can also play a part in needing cash.

Hi @Chris Mason narrowing down an strategy is exactly what I'm trying to do that's why I need to gain more knowledge about this subject, I'm a very analytical person and just like playing chess I like to analyze all the scenarios, always thinking 1,2,3,4,5 steps ahead then set up all my pieces in place and then go for the checkmate (In this case landing a good deal, lowering my risks and maximizing the profit or cash on cash ROI).
