This is why it is crucial to align with a team that has your best interest in mind (longevity of the asset & relationship) and can assist you in making decisions from hundreds or even thousands of miles away.

Good stuff brother i currently have a notepad of over 200 hundred properties of absentee owners hopefully i can get one under contract soon.

I don’t need the principal back anytime and a couple of hundred dollars of cash flow a month would be nice in either situation.

They just go on about their lives and keep doing their turnkey thing.I know hundreds of buyers, and none of them are on here anymore. 

If your budget is so tight that a couple hundred dollars puts you in the red, you screwed up.

Give away as much value as you can. 99 people out of a hundred will do nothing with your offered value.  

I get to see what hundreds of our investor clients are doing in our local market, what the tenants are doing, rent rates, improvement ideas, etc.

It blows my mind that people are willing to spend a good chunk of change on a piece of property that they will be tied to for, probably, years to come but they don’t want to spend a weekend and a few hundred bucks checking it out.

In my market here in the Chicago burbs, it is common for the owner to have to chip in a few hundred every month while they are living there.
