I house hacked my first two houses before I'd ever heard of BiggerPockets but it wasn't until I did my first true investment deal, a 100+ year old home in a historic district that was a full gut rehab, that I really learned some of the lessons that I'd heard and read previously. 

If you just send the standard "will buy your house for cash" postcards, or do generic bandit signs, or canned PPC internet leads, you will waste all of your time on crap "leads" that aren't real.

Hello there,I have a quick question about how to get the equity out of my investment property.I have a single family house that I’ve been renting longterm in Atlanta, Georgia.Bought it at $180K and paid off about $50K so far and the house price went up to $330K.

If the seller had motivation, the house wouldn't have been on the market for 200 days. 

I plan to do house hacking.

Hi, I have done a few flip houses and I have staged them minimally with a few items like towels, baskets, flowers inside etc. 

Few people want to “unload” a house, but have other issues that only selling might solve.
